How to reduce your block’s common area energy by 70%

​In the Freesia Gardens building, these are the projects we ran to reduce our energy costs by 70%.

  1. Moved onto a 2 year energy contract
  2. Delamped foyer lights (delamp just means unscrew the bulb and leave the slot empty)
  3. Delamped unnecessary garden lights
  4. Replaced 43 downlights in common areas with LED downlights
  5. Put garbage chute constant drive exhaust fan on a timer for 3 hrs per day between 11am and 2pm
  6. Turned off 24×7 pumping of hot water from storage tanks, relying on water pressure to push the water around the building
  7. Installed new insulation around pipes connected to hotwater boilers
  8. Installed a timer on the foyer ventilation system to run between 7am and 8pm. Replaced a 15 year old foyer ventilation fan motor with an energy efficient 3 speed fan motor
  9. Replaced 88 fluorescent lights in basement carparks with a combination of LED and dimmable LED lights
  10. Replaced 36 fluorescent lights in fire escape with dimmable LED lights
