Key points on Domain Sustainability Report 2024 relating to Strata Apartments

  • 1/3rd of apartments listed on Domain have green features
  • The price premium for energy features in homes has decreased, most likely due to rising property prices and the housing affordability crisis
  • Adelaide, Sydney and Melbourne have the most buyer interest in sustainable homes
  • Majority of newly constructed builds have sustainability features
  • 2/3rds of home buyers prefer energy efficient homes when given a choice
  • “Eco” and “Solar Panels” and “Energy Saving” are typically used in listings
  • Across Australia the “energy features” property valuation uplift for an apartment is 11.7% or $70,000 (which is reduced from previous years, where it was $75,000 in 2023)
  • Energy efficient units in regional areas have a greater price premium than in the urban areas with a price premium of 30.8%
  • Melbourne units have a 22% price premium compared with just 11.7% for Sydney. This might show that as Melbourne doesn’t have quite the same affordability problem as Sydney, buyers might stretch a bit further for sustainability
  • Manly is the suburb in Sydney with the highest price premium for sustainable units at 35.3% or $600,000. This is a ‘teal’ area.
  • Prahran is the suburb in Melbourne with the highest price premium for sustainable units at 51.2% or $235,000
  • 38.2% of apartment real estate listings now have sustainability features, up from 33.1% in 2019
  • ACT is the only state that has a mandatory energy efficiency rating which has to be disclosed for units, but other states are likely to follow (e.g. NatHERS)
  • 42.5% of houses in Australia sold last year had solar panels, which is far ahead of apartment buildings in Sydney with only 3.3% having solar (Source:ElectrifyStrata)
  • As solar panel adoption reaches saturation on houses, it’s importance as an energy efficient feature is likely to decrease in favour of other items e.g. double glazed windows
  • North facing orientations of buildings are being factored into the property prices due to the improved thermal performance and suitability for solar, particularly as electric vehicles can be charged off solar
