Strata Managers Educate Developers on Energy

Proactive strata management companies have embraced NABERS for apartments, electric vehicles and embedded networks. What can property developers learn from the strata experience?​
According to Daniel Linders, Group Managing Director of Strata Choice, awarded NSW Strata Management Business of the Year for the last two consecutive years, NABERS is a hot topic.

Two years ago, a strata management company wouldn’t have been organising a seminar on energy and sustainability for their Strata Committees, let alone for property developers. One national energy crisis later and the tables have turned.
 
​There is a legal aspect to getting energy right, an educational aspect and an implementation aspect.

That’s why Strata Choice called on Bob Miljevic, Property law Partner at Colin Biggers & Paisley, Wattblock and OC Energy to brief 65 attendees from the property development industry on all things NABERS, electric vehicle and embedded networks.​

Getting things right the first time at development stage can save Owners Corporations a lot of pain and effort. Strata Committees can face high costs when retrofitting technologies to their buildings, which would have been much more cost-effective to install during development.
 
According to leading law firms such as Colin Biggers & Paisley, the correct use of contracts is one way to facilitate the installation of smart meters, solar and other equipment without burdening property developers with additional capital costs.​

​Property developers needed to hear that from the strata industry which is listening to apartment dwellers on a daily basis. With attendees from a number of leading property development groups, the message about 9% property valuation uplift in green developments is now well and truly out there.
 
Whitegum Valley in Perth, The Commons & Nightingale in Melbourne and Genesis in Sydney are examples of new multi-tenant developments which are upping the ante on sustainability, solar, electric vehicles and embedded networks and even blockchain-based energy trading between residents.​

Strata Choice recently saw 38 residents within a single high rise apartment in Darlinghurst respond to an electric vehicle survey. Daniel Linders knew that electric vehicles were now an agenda item that needed to be communicated to all schemes across their portfolio.

​Strata Managers have a key leadership role to play in the transition from developers to strata committees. They also have an important role in syndicating the right content to keep their strata committees informed and listening to ongoing feedback from Owners.

Strata managers are able to capture the pulse of the property industry and this is invaluable information for property developers now taking sustainability to heart.
